    You should see the filth that home builders generate. That, and paint just gets poured out into ditches in a lot of cases. I’ve been in an adjacent industry for almost 20 years and I’ve seen it all.

    Back in the early 80s my dad designed and built a passive solar house that cost under $100 a year to heat with electric in northern PA. It’s a modest three bedroom, one bath house but has vaulted ceilings in the living room, and was built for about half the price per square foot of a normal house, and that’s with an extra thick concrete pad as a thermal battery.

    My point is: They can build efficient houses, and they can do it for cheaper. But they need to fill the kitchens with granite and steel and have fifteen different roof angles so it can be “luxury” so we don’t get it.
