    Walking my dog through the in-laws neighborhood today. Saw a house for sale and looked it up on Zillow. I could sell my house in a HCOL, and using only the gains since we bought 4 years ago, buy this house in cash. It’s crazy how much geographic arbitrage matters. If we moved to a LCOL area, we would have no house payment and could retire now. Instead, we have approx. another decade to retirement, since we have no interest in moving.

      I’m really looking forward to the housing market getting back to normal. I mean prices won’t come back down to what they were pre-pandemic, but at least we can get to where it’s a decent multiple of the median income, not the 5-6x or more that we’re seeing now.
